If you run a business, let a property, or manage a building the public can walk into, you have a legal duty to keep its electrical equipment safe to use. PAT testing — Portable Appliance Testing — is the simplest, most widely recognised way to prove you've done exactly that. Here's what Electrabuild offers landlords and businesses across Wrexham.
Who needs PAT testing?
You almost certainly need it if you're any of the following in or around Wrexham:
Landlords and letting agents — appliances supplied in a rental should be tested between tenancies.
Offices and small businesses — computers, chargers, kettles, heaters, extension leads.
Shops, cafés and takeaways — kitchen equipment, tills, fridges, display lighting.
Holiday lets and B&Bs — guest kettles, hairdryers, irons.
Tradespeople — your own power tools, leads and site transformers.
Schools, clubs, churches and charity shops — donated and shared equipment especially.
Is PAT testing a legal requirement?
There's no single law that says you must PAT test every year. But the Electricity at Work Regulations 1989 do place a legal duty on employers, landlords and the self-employed to keep electrical equipment maintained so it doesn't cause harm. PAT testing is the recognised way to meet that duty and to show you've met it.
In practice, it's usually your insurer, your letting agent, or a building's licensing conditions that require it — and a current certificate is the easiest way to keep a claim valid and an inspection painless. We test in line with the IET Code of Practice for the In-service Inspection and Testing of Electrical Equipment, the industry standard.
What's involved?
Every item gets two checks: a visual inspection — the most important part, where we look for damaged plugs, frayed leads, scorching and cracked casings — and an instrument test of earth continuity and insulation resistance for faults you can't see.
At the end you receive a certificate confirming the testing, an asset register listing every item and its result, and honest advice on anything that failed.
How often should you test?
There's no fixed legal interval — it's based on risk and environment. As a rough guide for the Wrexham businesses we look after:
Tools and hire equipment: every 3–12 months.
Commercial kitchens, salons and workshops: annually.
Offices, shops and low-risk settings: every 1–2 years.
Landlord-supplied appliances: between tenancies, or every couple of years.
We'll recommend a sensible interval for your setup rather than over-testing you.
What does it cost?
For a small office, shop or single rental you're usually looking at a modest fixed fee; on larger sites it works out at roughly a pound or two per item, dropping as the quantity rises. Every quote is fixed and agreed before we start. And if you also need an EICR, bundling both into one visit usually works out cheaper.
Why choose Electrabuild?
A qualified electrician does the testing — so if something fails, the person holding the tester can also fix it.
Fast turnaround — usually a same-week appointment, with the certificate issued promptly.
Minimal disruption — we work around your opening hours and your staff.
Local and accountable — Wrexham-based, fully insured, 5.0 stars on Google.
